Freeport is poised for growth. New Publix, Hwy 331 widening, and new small business openings like Great Clips, a bank, nail salon, etc. Although values have decreased YOY YTD, the number of closed sales increased from 215 to 291. Values historically have increased last five years (see table).
Why did values decrease from 2015 through 2016? Because DR Horton built and sold many small “express homes” in PUD Hammock Bay from $170,000 to $210,000. This drove values down. Overall market conditions are good. Supply and demand are in balance. Average DOM is 132.
