FAQs
A property manager handles the day-to-day work of renting out your home: marketing the property, screening tenants, collecting rent, coordinating maintenance and repairs, and handling the accounting and reporting owners need. Management fees in Walton County typically run as a percentage of monthly rent collected, plus a placement fee when a new tenant is signed — the exact structure depends on the property and services you need. Freeport and the surrounding Walton County market benefit from steady, long-term rental demand driven by proximity to 30A, Destin, and the broader Emerald Coast job and tourism economy, while typically offering lower purchase prices than the beachfront communities themselves. Whether a specific property is a good investment depends on price, condition, and your goals — we're happy to walk through the numbers with you.
Short-term (vacation) rentals can generate higher gross income but come with more turnover, more maintenance wear, seasonal demand swings, and often local regulatory restrictions depending on the community. Long-term rentals provide steadier, more predictable income with less day-to-day management. The right choice depends on your property's location, your income goals, and how hands-on you want to be — we can help you compare the two for your specific property.
Florida law requires landlords to hold a tenant's security deposit in a separate account (or post a surety bond) and to notify the tenant in writing of where it's held. When a lease ends, the landlord has 15 days to return the deposit in full, or 30 days to send written notice of any claim against it if deductions are being made. We handle all of this on your behalf as part of our management service.
Florida's landlord-tenant law (Chapter 83, Florida Statutes) governs everything from security deposits and notice periods to maintenance responsibilities and eviction procedures. Owners are responsible for keeping the property in habitable condition and complying with specific notice requirements before entering a unit or ending a tenancy. As your property manager, we stay current on these requirements so you don't have to.
We prioritize maintenance requests based on urgency — emergencies (like no A/C in summer or a water leak) are addressed as quickly as possible, typically within 24 hours, while routine requests are scheduled promptly through our network of trusted local vendors. Tenants can submit requests directly to us, and owners are kept informed of anything beyond routine upkeep.
Ahead of hurricane season, we review each managed property for storm readiness — checking exterior drainage, trimming trees/limbs near the structure, confirming shutters or window protection where applicable, and making sure tenants know evacuation procedures and emergency contacts. We also coordinate quickly with vendors for any storm-related repairs after a weather event.
Tenants can contact us directly by phone or email to report a maintenance issue, and we'll coordinate a repair with one of our trusted local vendors. For anything urgent, please call our office line directly so we can respond as quickly as possible.
