Forty-eight gulf front lot sales since 1/1/2012 were researched, scrubbed and analyzed. The gulf front lots are in south Santa Rosa Beach and southeast Santa Rosa Beach. Essentially the 30-A Corridor.

This data set was populated into an Excel spreadsheet. From there, measures of central tendencies based on the unit of comparison, price per water front foot (pwf), were extracted.

Median – $19,231 pwf
Average – $21,807 pwf
Maximum – $56,383 pwf
Minimum – $6,857 pwf

Best buys: west end of 30-A and Miramar Beach. With one exception. Sand Cliffs subdivision close to Alys Beach.

Most expensive: East end of 30-A.
