Condo with Gulf Views? Where’s the darn pictures?

Earlier this year, I developed an exterior only appraisal on a condominium across the street from the Gulf of Mexico. As a result, I’m unable to physically inspect the interior of the unit and see any views. The listing agent writes in the MLS sheet, “gorgeous gulf views.”   The problem is that the agent had over 20 interior and exterior pictures. But not ONE picture of the “gorgeous” gulf views! How about a video? Oh, but the agent did have a picture of tennis court and entrance sign. But no gulf views. Groan.

Naturally, if water views are claimed to be meaningful, one would expect there to be pictures or video depicting the water views. Because agents and brokers are motivated to sell their properties at the highest price possible. So is the realtor being misleading?

Frankly, it just pisses me off. As a buyer and a fellow real estate professional. Acting as a broker, if I take one of my clients out to view this property and there are no “gorgeous” gulf views, the realtor will be in big trouble. It’s a real estate term called “puffing.” The realtor can be brought up on charges. Acting as an appraiser, the confusing data causes me to assume there is no gulf views which could impact value.
