I’m concerned about the staggering rates of increase in Rosemary Beach. By example, a recent $10,000,000 sale on the beach. Do you know what you can get for $10,000,000 on Planet Earth?

Rosemary Beach:

One 15 year old property sold for $7,333,400 in 2011. It sold gain for $10,250,000 in 2016. A 40% increase in 56 months.

One six year old property sold for $3,205,700 in 2014. It sold again in 2015 for $4,022,500. A 25.5% increase in 15 months.

One 13 year old property sold for $2,100,000 in 2013. It sold again in 2015 for $2,765,000. A 32.6% increase over 24 months.

One 12 year old property sold for $2,000,000 in 2013. It sold again for $2,700,000 in 2015. A 35% increase in 30 months.

One 9-year old property sold for $1,675,000 in 2013. It sold again for $2,575,000 in 2015. A 53.7% increase over 33 months.

One 2-year old property sold for $2,550,000 in 2015. It sold again for $2,715,000 in 2016. A 6.5% increase in 8 months.

One 14 year old property sold for $1,450,000 in 2012. It sold again for $2,500,000 in 2016. A 72.4% increase in 45 months.

These staggering rates of increase cannot continue infinitum. They are staggering – BUT not unprecedented. Remember 2004-2005? Why the increase? Marketing. My guess is that clever agents contacted owners and said if I can get you $500,000 + more than you paid for two years ago, would you sell?
