Summary: Values are increasing between 2.65% and 6.25% per annum.
Notice the dramatic difference between the annual median sale prices and average sale prices for each year? This is a very good example of why I do not trust the “Average.”
The first nine months of 2014 indicates a pace for 142 sales in 2014 which is about the same as 2013.
The sales price to list ratio has increased, meaning properties are selling close to list price.
Most properties at or near market value are selling between six (6) and nine (9) months.
